body

BACKGROUND:

•                     Petitioner/Property Owners: City of Ocala

Key Points:

This is a city staff initiated amendment for city owned property  to rezone the subject property from B-2, Community Business (County), to G-U, Governmental Use (City).  There are  also city initiated and concurrent request for annexation and Future Land Use for the subject property. The proposed rezoning will establish an appropriate City zoning classification consistent with the property's existing governmental use.

•                     The subject property is owned by the City of Ocala and is utilized for groundwater monitoring as a result of the previous use of the site as a cattle dipping vat site.

•                     The property contains an existing monitoring well, with no new development or change in use anticipated.

•                     The concurrent Future Land Use amendment (LUC26-0007) proposes to change the designation from Commercial (County) to Public (City).

Zoning and Land Use Details:

For consideration of the zoning amendment, there are several key factors to consider:

•                     The proposed G-U, Governmental Use, zoning district is appropriate for the property's existing governmental use and is consistent with the proposed Public Future Land Use designation.

•                     The proposed rezoning will establish a City zoning classification that reflects the property's public ownership and the existing and continued use of the property for groundwater monitoring.

•                     The rezoning is associated with a concurrent annexation request and will bring the property under the City's zoning regulations pursuant to Section 122-246 of the Code of Ordinances.

•                     No new development or change in use is proposed; therefore, no additional demand for public facilities or services or adverse impacts to established Levels of Service are anticipated.

•                     Any future development or change in use will be subject to applicable City development standards and site plan review requirements

FINDINGS AND CONCLUSIONS:

•                     The proposed rezoning from B-2, Community Business (County), to G-U, Government Use (City), is consistent with the proposed Public Future Land Use designation and the requirements of the City's Comprehensive Plan.

•                     The proposed G-U, Government Use, zoning classification is appropriate for the property's existing governmental use as a groundwater monitoring site resulting from the previous use of the property as a cattle dipping vat site.

•                     The proposed rezoning is associated with concurrent annexation and Future Land Use amendment requests and will establish an appropriate City zoning classification consistent with Section 122-246 of the Code of Ordinances.

•                     No new development or change in use is anticipated as a result of the proposed rezoning.

•                     No adverse impacts to adopted Levels of Service have been identified, as the proposed rezoning is not anticipated to generate additional demand for public facilities or municipal services.
