BACKGROUND:  The development was approved for 391 single-family residential lots to be constructed and platted in phases. Phase 2 consists of 170 lots, nine tracts, and 1.22 miles of road on 41.329 acres.

 

Potable water and sanitary sewer will be publicly maintained following the standard one-year maintenance period. The roadways, drainage retention areas, and drainage systems are private and will be maintained by the Homeowners’ Association or Community Development District (CDD).

The developer agreed to construct the lift station, force main, and utility upgrades requested by the city. The city has agreed to reimburse the developer for the construction. The project engineer estimates that the reimbursement for these items will be $1,116,313 and will not exceed $1,261,279.

The developer is responsible for payment of the residential sanitation fee of $265 per lot for the 170 lots in Phase 2. Case No. SUB23-45257 (final plat and developer’s agreement) was recommended for approval by the Planning and Zoning Commission on October 14, 2024.

FINDINGS AND CONCLUSIONS:   Platting is required to create the individual residential lots. Construction of the subdivision infrastructure is underway and near completion. The title opinion will need updating before recording the plat.

 

FISCAL IMPACT:  The city will be responsible for potable water and wastewater systems following the one-year maintenance period. Reimbursement for construction of the lift station, force main, and utility upgrades is not to exceed $1,261,279. The $1,261,279 reimbursement will be paid from account 616-030-375-535-69-65010 in Fiscal Year 2024-25.
