body

BACKGROUND:

                     Applicant/Property Owner: Magnolia Extension LLC

Agent: Kendall Drake, Drake Construction Services

Key Points:

The petitioner is requesting to rezone from M-1, Light Industrial, and B-4, General Business, to M-1, Light Industrial, to allow for the continued expansion of the industrial development.

Parcel 2572-018-001 includes several warehouse buildings. The property was purchased by the applicant in 2021. The first two buildings were existing structures at the time of purchase, while the third was developed two years later. Two minor site plans (SPLM21-44330 and SPLM22-44964) have been approved for development of warehouse uses since the time of purchase. The other two properties (Parcels 2572-017-004 and 2572-017-005) are currently undeveloped.

Zoning and Land Use Details:

The subject properties are currently zoned B-4, with the western portion of Parcel 2572-018-001 already zoned M-1. The intent of the proposed rezoning is to provide for a unified M-1 zoning district for all of the subject properties.

FINDINGS AND CONCLUSIONS:

The proposed rezoning is consistent with the existing Low Intensity Future Land Use classification, pursuant to Section 122-244 of the Code of Ordinances.

The requested M-1, Light Industrial, zoning is consistent with the existing development of the subject property and surrounding area.

The M-1, Light Industrial, zoning district is appropriate with the intended use of the subject property. Adjacent properties to the south and west are existing B-5 and M-1 zoned properties.

No level of service issues have been identified for public facilities as a result of the zoning amendment.
