body
BACKGROUND: JCH Consulting Group prepared the plat, which is being developed by West Oak Developers, LLC. The plat comprises 100 lots, three tracts, and 0.7 miles of road on 21.03 acres.
The plat and developer’s agreement were approved at the December 19, 2023, meeting with the roads and drainage system as private improvements and the potable water and sanitary sewer systems dedicated for public maintenance.
Following that approval and before recordation, the developer met with city staff to request public road status. A flowage easement has been provided over the private drainage retention areas for runoff from the dedicated public rights-of-way. The City Engineer has no objection to the change in the rights-of-way maintenance.
Case No. SUB23-45323 was recommended for approval by the Planning and Zoning Commission on May 20, 2024.
FINDINGS AND CONCLUSIONS: Before recordation, the changes to the plat and developer's agreement must be approved. The roads within the subdivision have been designed to meet City standards for road construction.
FISCAL IMPACT: The city will maintain the rights-of-way (Tract A), potable water, and sanitary sewer systems following the maintenance period.
