BACKGROUND: The proposed commercial subdivision consists of three lots, three tracts, and 818 feet of roadway on 33.33 acres with frontage on SR 200. The owner is Circle Fore Corporation, and the plan was prepared by Kimley-Horn & Associates. The zoning is B-2 and R-3.
Potable water and sanitary sewer systems are publicly maintained adjacent to the site. Utility extensions into the development are the developer's responsibility. The property owners will maintain the drainage system, common areas, and all private facilities within the subdivision.
The proposed public roadway is 60 feet and will connect to SW 52nd Street and SW 48th Road. There is currently a 20-foot emergency vehicle access easement over the area of the proposed subdivision roadway, where 16 feet of asphalt pavement has been constructed for temporary access. The plan also proposes right-of-way dedications of 30 feet for SW 52nd Street and 25 feet for SW 50th Court. Marion County maintains both roadways.
Case No. SUB23-45265 (conceptual subdivision plan) was recommended for approval by the Planning and Zoning Commission on February 12, 2024.
FINDINGS AND CONCLUSIONS: The code requires subdividing to create individual lots. A site plan is required at the time of development of the individual lots. Completing the subdivision roadway will provide better access from Fire Station No. 6 to the traffic signal at SW 48th Avenue and College Road for eastbound calls.
FISCAL IMPACT: The potable water and sanitary sewer systems will be publicly maintained following the standard one-year maintenance period.
