BACKGROUND:
* Petitioner: Solid Rock Property Group
* Agent: Adam Zions, PE
* Property Owner: GT Investment of Ocala, LLC

* In 2021, the City acquired properties to the north of the intersection of West Highway 40 and SW 46th Ave, including the eastern 100 feet of the subject property for the proposed NW 46th Avenue alignment. The city dedicated 0.28 acres of land with no zoning designation to the subject property. The subject property was later reconfigured, resulting in a 12.15-acre property with the 0.28-acre portion of the property having no zoning designation.
* The Applicant is requesting to designate the 0.28 acre portion of the subject property B-5, Wholesale Business, to be consistent with the rest of the property.
* The subject property is surrounded by industrial uses and is in an area characterized by business and industrial uses. The subject property meets minimum frontage requirement (100 feet) for the requested B-5, Wholesale Business, zoning district.

Planning & Zoning Commission recommended approval by a vote of 4-0 on January 08, 2024.

FINDINGS AND CONCLUSIONS: The B-5, Wholesale Business, zoning district is consistent with the Employment Center future land use classification. Adequate public facilities exist to service the proposed development. The proposed zoning is consistent and compatible with the surrounding area. Staff recommends approval.
